The rules, in plain words.

Every home follows the same policies. If a stay needs an exception, ask before you book and we will put it in writing.

Cancellation

Free cancellation up to 7 days before check-in on every home. Inside 7 days we refund whatever nights we can re-book. Cancel from your confirmation email or by messaging the team.

Check-in and check-out

Check-in from 4:00 PM, check-out by 11:00 AM. Your door code arrives by text on the afternoon of check-in. Early check-in and late checkout are free whenever the calendar allows.

House rules

No parties or events. No smoking anywhere indoors. Quiet hours from 10:00 PM. Pets by prior agreement only. The guest who books is the guest who stays.

Payments

Secure checkout · Payments by Stripe. The total you see before you confirm is the total you pay: nightly rate, cleaning and tax, no service fee. Card details are handled by Stripe and never touch our servers.

Damage and disputes

We ask for a card on file, not a cash deposit. If something breaks, tell us; ordinary wear is on us. Anything we do charge is itemised and sent to you in writing.

Privacy

We use your details to run your stay and to answer you. We do not sell them. Adding a phone number is optional, and we text only about your booking.
